Enacted commercial road impact fees expansion of Impact Fee Ordinance

Commercial road impact fees enacted for the first time, effective June 2025 closing a major gap in development cost recovery.

Summary

The Board approved amendments to the Forsyth County Impact Fee Ordinance (Ord. 125, Ch. 47) to: (1) assess road impact fees for commercial, office, medical, industrial, warehouse, manufacturing, institutional, and private school/day care uses for the first time; (2) authorize payment within 18 months of building permit issuance or certificate of occupancy; and (3) authorize penalties for non-payment. Effective June 1, 2025. This closed a longstanding gap where only residential development paid road impact fees.
